Professional Fee Structure

a. Related Architect’s professional design charge (Architectural) is separate from (Interior Design). The design fee structure ranges from 5 to 10% of the project’s construction cost.

b. Project probable construction cost at minimum of ₧35,000 per square meter of building footprint and depending on Materials Specifications of Architect for Client approval.

a. Photo documentation of project site, site analysis, collaborative discussion, building orientation nothing as initial work preparation of architect/designer.

b. Property title surveyed by Geodetic engineer and certified typography plan if a lot is mountain site. Soil test by Geotechnical Engineer if more than three-story building.

c. Wish list of architects for client preferences on space requirements and building footprint desired area of the client.

d. Architects space delineation according to client preference on floorplan layout, wall, elevations, and discussion of technical specifications of materials. Preparation of exterior and interior views of related areas for client approval on architect’s initial presentation.

Schematic Design Phase (30%) of agreed Architect’s professional design fee.

a. Preparation of soft copy in Auto-Cad software of floorplan layout, wall, elevations, and atmospheric sketches of structure concerning site analysis and discussion of allied engineering multi-disciplines according to technical materials specifications of architect designer.

b. Discussion of layout suited to clients’ preferences on technical materials specifications about architectural wishes. Multi-discipline engineering discussion for client preferred technical aspects according to his/her approval of intangible elements of architectural and allied engineering technical with approval of all presented, visual tools, software, and materials swatches.

Design Development Phase (20%)

a. Preparation of approved design, development, plans, wall elevations, and perspective view according to architectural specifications and multi–engineering disciplines, preparation of national building code compliant to community restrictions, village, etc.

b. Dissemination of approved architectural plan layout according to multi–engineering disciplines as to technical on plumbing/Sanitary, electrical, mechanical, and structural engineering for Sign and Seal of plans. The accomplishment of building permit and forms with architectural drawings and multi–engineering disciplines (MEPFS), Materials Specifications approved by a client based on his/her approved budget as discussed with the Architect.

Contract Document Phase (40%)

a. Architects guidance of clients on project bids to contractors according to specifications approved by clients on architectural and multi–engineering disciplines.

b. Periodic supervision of the project based on all technical specifications prepared according to architectural and multi–engineering disciplines (MEPFS)

Construction Phase (10%) if the project is not awarded to Architect.
